DESCRIPTION
This
project had numerous construction defects that attributed
to extensive structural damage at the roofs, fascia, exterior
walls, concrete balconies and catwalks.
SUMMARY
OF WORK PERFORMED
The
concrete tile roof system was removed and poorly installed
flashings, underlayment and furring strips were replaced
with new flashings, self healing membrane and properly
positioned furring strips. A new concrete tile roof system
was installed.
The
concrete at the balconies and catwalks was removed exposing
improper flashing and waterproofing. This poor workmanship
resulted in major structural damage to the columns, joists,
beams and adjacent vertical walls. All of the degraded
building materials were replaced with pressure treated
materials. The balconies, catwalks and mid-landings were
flashed and waterproofed using Leffler & Heaney’s
proprietary watertight design. Also, new concrete was
installed.
PROJECT
RESULTS
The
project was a success. The work was completed ahead of
schedule and under budget with very minimal impact on
the residents and management staff.
