PROBLEM

As a result of natural aging and property deterioration, Sandalgrove Apartments experienced a significant decrease in rental rates, market value and occupancy levels.

SOLUTION

Leffler & Heaney transformed Sandalgrove from a Class D to a Class B property. The affordable housing complex received both interior and exterior renovations. The project was financed utilizing government tax credits.

Exterior Renovations

  • Installation of hurricane-resistant windows & patio/balcony doors

Interior Renovations

  • New mechanical systems and equipment including A/C, piping and stairwell pressurization
  • New plumbing including hot water heaters, water meters, faucets, sinks and valves
  • New electrical switches, receptacles, ceiling fans, smoke detectors and fire alarms
  • New cabinets & countertops, full ceramic tile floors, fireproofing tenant separations and vertical risers
  • New lighting fixtures

PROJECT RESULTS

The repositioning of Sandalgrove Apartments improved marketability and attracted a more upscale apartment renter, resulting in increased rental rates, greater traffic flow and higher occupancy levels.
