PROJECT: Reposition Property from Class D to Class B

PROJECT
DESCRIPTION
The
goal of this project was to upgrade and reposition this 30-year
old property from a Class D to a Class B by renovating the exteriors
and interiors to improve it’s curb appeal and give it
a more updated look. The owner financed the project utilizing
tax credit equity.
SCOPE OF WORK PERFORMED
EXTERIOR RENOVATIONS
• The exterior renovations consisted of a full siding
replacement with new Hardiplank siding.
• The deteriorated roof sheathing, soffits, fascia and
roofing system was removed and replaced.
• The old windows and patio doors were replaced with
new aluminum, single hung, insulated windows and sliding glass
doors.
• New entry doors were installed to add to the esthetic
appeal of the units.
• All other items were painted to add to the beauty
of the project.
INTERIOR RENOVATIONS
• Kitchens were upgraded by adding new cabinets, countertops,
stainless steel sinks, faucets, floor tile and appliances.
• To upgrade the bathrooms, new vanities, mirrors, accessories,
floor tile, bathtubs and tile surrounds were installed.
• New carpeting was installed throughout the bedrooms
and living room areas.
• For a fresh new look rooms were repainted and new
mini blinds were installed throughout.
OTHER UPGRADES
• Upgraded electrical capacity, electrical switches,
receptacles, light fixtures and provided new electric water
heaters and new air handlers in each unit.
• To add curb appeal and improve security, a new 6-foot
high wrought iron decorative perimeter fence with walk gates
and remote control access gates were added.
• Additional parking was provided and the existing parking
lot asphalt was repaired, overlaid, sealed and coated.
• The clubhouse, laundry room and maintenance shop were
completely renovated.
PROJECT RESULTS
The
communities new curb appeal and easy access to the regional
transportation system from the suburbs to downtown, appealed
to the young professional resulting in better quality
tenants and an increase in the property’s performance.
