PROJECT: Reposition (Class C to Class B)

Project: Island Breeze Apartments (formerly Southtowne Apartments)
Location: Fort Myers, Florida
Size: 21 Buildings, 200 Units

PROPERTY DESCRIPTION

This project required that we upgrade the property’s exterior to improve its curb appeal and reposition the property from a Class C to Class B.

SUMMARY OF WORK PERFORMED

The exterior renovations consisted of a full siding replacement with vinyl as well as providing new vinyl soffits and aluminum fascia, gutters and downspouts.

The deteriorated roof sheathing and wood trim were removed and replaced.

The old windows were replaced with new aluminum single hung windows.

To add to the aesthetic appeal of the buildings, new gable roofs were extended over the entryways and new six-panel metal doors were installed.

To maximize patio dimensions and enhance property’s appearance, the existing balconies were removed and replaced with wood decks and new aluminum screen enclosures with and integral aluminum rail system.

All other items were painted to add to the overall beauty of the project.



PROJECT RESULTS

The renovation was successful in creating an attractive and well-maintained apartment community, enabling the owner to increase current resident satisfaction and prospective resident traffic flow.
