PROJECT
DESCRIPTION
The
goal of this project was to reposition the property from a Class
D to a Class B by renovating and upgrading the exteriors and
interiors of each building. The owner financed the project utilizing
tax credits.
SCOPE
OF WORK PERFORMED
EXTERIOR
RENOVATIONS
• The exterior renovations consisted of a full
siding replacement with vinyl as well as adding new
perforated vinyl soffits.
• To add to the esthetic appeal of the buildings,
new gabled roofs were extended over the balconies.
• The old windows were replaced with new vinyl
insulated windows.
• All other items were painted to add to the beauty
of the project.
INTERIOR RENOVATIONS
• Kitchens were upgraded by adding new cabinets,
countertops, tile and appliances.
• To upgrade the bathrooms, new vanities, mirrors,
accessories, floor tile, bathtubs and tile surrounds
were installed.
• New carpet was installed throughout the bedrooms
and living room areas.
• All of the rooms were painted giving the units
a fresh new look.
OTHER UPGRADES
• Upgraded electrical capacity, electrical switches,
receptacles, light fixtures, dishwasher feeds, A/C
disconnects, smoke detectors, phone and cable jacks.
• Upgraded HVAC by replacing air handlers, venting,
thermostats and condenser units.
• Completely renovated the clubhouse office and
community room.

PROJECT RESULTS
As
a result of the curb appeal of the exterior enhancements and
the new upgrades to the interiors, the property experienced
a dramatic increase in traffic flow of prospective new tenants
and an increase in occupancy from 82% to 100%.
